The Louise Melbourne development at 8 Louise Street, Melbourne, is a high-end multi-residential project located within the St Kilda Road precinct, delivering a premium collection of 89 apartments, including three penthouses, within an architecturally designed tower. The development incorporates a range of resident amenities, including a pool, gym, lounge areas, sauna, and landscaped gardens, supporting a contemporary inner-city lifestyle within one of Melbourne’s most established residential corridors.

Delivered under a Design & Construct (D&C) model, the project required a high level of coordination across all disciplines to achieve the architectural intent while maintaining programme and buildability outcomes. EDSA Group utilised BIM coordination to integrate services within a constrained structure, ensuring accurate set-out, clash detection, and efficient installation across all areas of the development.

EDSA Group was engaged as the electrical contractor to deliver a comprehensive services package, including electrical light and power, dry fire systems, security, access control, intercom, CCTV, and data and communications infrastructure. The works involved detailed coordination across base build, high-end residential apartments, penthouse residences, and shared amenity areas, ensuring seamless integration of all systems within an architecturally driven environment.

Delivered within a constrained inner-city site, the project required close coordination with the builder, consultants, and multiple trades to meet programme requirements and commissioning milestones. Particular focus was placed on system integration, reliability, and performance to align with the expectations of a premium residential development, including secure access, resident amenity, and robust communications infrastructure.
